If one were to define the general atmosphere of MIPIM 2025 in a single phrase, cautious optimism would be the most fitting description. The ongoing geopolitical uncertainties on a global scale, the high-interest-rate environment, and the selectivity in accessing finance have guided investors towards a more careful, analytical, and conscious decision-making process.
This sentiment was clearly reflected in the overall mood of the fair. However, this cautious stance should not be interpreted as a slowdown, but rather as a quest for more strategic, selective, and long-term actions.
Looking at the participant’s profile, Europe still held a significant presence. Nevertheless, the Middle East demonstrated a much more visible, confident, and multi-layered participation this year; they were on the ground not only as investors but also as master developers, fund managers, and urban developers.
The Asian contingent, meanwhile, presented a more focused, goal-oriented, and decisive profile. This landscape once again illustrated that MIPIM is no longer just a meeting place, but a platform where vision and strategy intersect.
Interest in the Turkish pavilions at MIPIM 2025 was high. The most notable difference in the interactions this year was that investors are now looking not just at the project itself, but at regulatory clarity, financial predictability, and sustainability criteria as a whole.
In this context, Türkiye drew attention with its strong potential, as well as its real estate development expertise, speed of implementation, and ability to adapt to crises.
Particularly as a country situated in an earthquake zone, Türkiye’s ability to continue generating new projects, sustaining investment, and transforming its cities despite challenging conditions stood out as a confidence-inspiring factor for international investors. The Turkish real estate sector possesses an undeniable competence in terms of the level it has reached, its accumulated knowledge, and its speed of execution.
Overall, MIPIM 2025 has clearly demonstrated that the fair has moved beyond being a promotional space to become a centre where global investment strategies are discussed, high capital meets, and ideas turn into concrete business partnerships. In this context, Türkiye’s role has been elevated to a more effective level through increased professional participation, strengthened relationship networks, and a strategic posture.

The main themes that stood out at MIPIM 2025 formed a complementary ecosystem. ESG (Environmental, Social, and Governance) was no longer treated as a trend, but as a prerequisite for investment. Artificial intelligence was discussed through its concrete applications in both project development and asset management processes. Furthermore, affordable housing, the redefinition of offices, and mixed-use projects were among the most popular themes of the fair.
When we look at Turkish projects, we can say there is a strong alignment with this global vision, especially in mixed-use, tourism, and large-scale master plan projects. However, we need to strengthen our narrative in the areas of ESG and data-driven management. It is no longer sufficient merely to produce good projects; it has become critical to present these projects in a measurable, reportable manner and with a powerful narrative structure.

Quantitatively, Türkiye displayed a stable participation at MIPIM 2025, but the real difference emerged on the qualitative side. This year, Türkiye presented a profile that was not just promoting projects, but one that articulated a vision, discussed business models, and sought long-term partnerships.
A remarkable transformation was also observed in the distribution of participants. Alongside traditional developers, architects, planning offices, public representatives, and suppliers became much more visible. The joint presence of the public and private sectors clearly showed that Türkiye is not just an investment market, but a multi-layered production and development ecosystem.
Next year, MIPIM 2026 is planned to be held under the auspices of the Ministry of Environment, Urbanisation and Climate Change of the Republic of Türkiye, with the pavilion participation of Emlak Konut GYO and ION Kentsel. Firms such as RAMS, HISE Global, SP Architects, and YES Architects will also be present with their stands. Furthermore, Turkish Stones will gain significant visibility as the main sponsor of the MIPIM Awards.
Türkiye’s participation at MIPIM 2026 is planned to be led by the Republic of Türkiye Ministry of Environment, Urbanization and Climate Change, alongside the Presidency’s Investment and Finance Offices, featuring pavilion setups by Emlak Konut REIC and ION Kentsel. The Turkish Architects Federation stand attracted intense interest from global investors, developers, and city representatives, leading to many high-quality meetings and contacts. This interest clearly demonstrated that Turkish architectural offices are strong and reliable players not only on a local scale but also on the global stage. As Alkaş, we see this collective model not just as an organisational convenience, but as a strategic stance and a long-term brand-building and consolidation tool.
The sustainability of this joint approach is of great importance for Türkiye to build a stronger, more consistent, and trustworthy brand perception at MIPIM.
At MIPIM 2026, the Turkish Architects stand will again feature Tabanlıoğlu, GAD, Dome & Partners, ACE Mimarlık, ON Tasarım, DS, Hartek, Aslı Mimarlık, and Resuwo. In the coming period, we aim to develop this model to encompass a broader range of stakeholders from architecture, investment, public, and private sectors.

The greatest challenge this year was to position Türkiye with a narrative that was neither overly optimistic nor defensive in an environment dominated by global uncertainties. Building a realistic, balanced, and confidence-inspiring narrative was the most critical aspect of the representation process. On the other hand, this climate of uncertainty also brought strategic opportunities for Türkiye.
Rising costs and regulatory pressures in Europe have brought Türkiye back to the forefront as an alternative production and investment center. In this context, many high-quality contacts were made during the fair that have the potential to turn into long-term business collaborations. Türkiye’s flexibility, speed of implementation, and capacity to develop projects at different scales were among the decisive factors in investors’ decision-making processes during this period.

In the period ahead, our focus is to elevate Türkiye’s presence at MIPIM to a more strategic, measurable, and story-driven structure. We have four key recommendations for participating firms:

MIPIM is the Champions League of the real estate sector. Making a difference on this platform is only possible with the right preparation. Thoroughly analysing the participant profiles of other countries and institutions and planning targeted meetings accordingly directly impacts the efficiency gained from the fair.
