ARGEPLANO
Hayati KÜÇÜK | Chairman of the Board
MIPIM 2025 was an impressive experience in terms of observing how the real estate sector is being configured on a global scale.
preparation…
Being on the same platform as investors from around the world, senior executives from major cities, architects, and developers to share knowledge allowed us to understand the sector’s direction, expectations, and future vision directly on-site. It was incredibly inspiring in terms of the participant’s profile, organizational quality, and interaction opportunities.
In recent years, we have taken significant steps with the goal of presenting our project process management framework and our ISDBM business models specifically developed for the business world from a more global perspective. MIPIM was a natural extension of this goal. This fair held strategic importance for us in terms of meeting with international investors, introducing our projects and business development models, laying the groundwork for new collaborations, and experiencing current industry trends firsthand.
I believe we prepared for MIPIM 2025 much better than in previous years. We created a participatory synergy with many companies under the roof of GYODER (The Association of Real Estate Investors), the sector’s largest NGO, which brings together all stakeholders of the real estate industry in Türkiye. Consequently, we conducted the preparation process quite meticulously and strategically.
Specifically, by planning one-on-one meetings through the pre-appointment system, we aimed to take part in the event not merely as visitors, but as active players. As ARGEPLANO, we created content suitable for the platforms we target on a global scale.
We highlighted global trends such as business development, value creation, sustainability, digitalization, and structural development, which we apply in the Investment Strategy Development Business Model (ISDBM) processes developed within our company.
Furthermore, we undertook multifaceted preparation not only to share projects but also to show the right collaborations, gain knowledge by attending sectoral panels, and nourish our own vision. Thanks to this planned approach, I can say that we were able to set up more effective connections and clearly express our company’s stance on the international stage.
The Global Urban Festival…
The theme The Global Urban Festival was the strongest indicator that MIPIM 2025 had gone beyond a classic real estate fair to effectively become a meeting of ideas and visions. This year, cities were approached not merely as investment areas, but as centers of social life, culture, innovation, and human-centric design.
The panels, installations, and meeting zones organized at different points of the event area reflected this theme exceptionally well.
Real estate investments are now discussed not just in terms of square meters or profit, but through values such as livability, accessibility, and belonging.
With this theme, we had the chance to share our projects not just as physical structures, but as living experiences. This concept was a tremendous opportunity, especially for project management firms working in integration with architectural and urban design disciplines. Because we do not just build cities; we have a responsibility to make them livable, sustainable, and meaningful. I can say that MIPIM 2025 offered a foundation that clearly supported this approach.
highlights & trends…
Sustainability, artificial intelligence, the housing crisis, and public-private partnerships were on the fair’s main agenda…
MIPIM should not be evaluated as a real estate marketing, property sales, or construction summit in the classical sense. From a global perspective, we can call MIPIM the Davos of the real estate sector.
We see that institutional investors, developers, architects and engineers, private sector representatives, media members, financial institutions, officials from public authorities, municipalities, bureaucrats, and Business professionals from various fields attended the event, which hosted over 20,000 delegates from nearly 100 countries and over 300 stands of international companies.
The MIPIM 2025 conference program turned into a veritable feast of vision with its main theme, “The Global Urban Festival,” and offered us strong content across four main axes. We can summarize the prominent topics at the event as follows:
1 | Sustainability and Carbon Reduction (Road to Zero): City carbon roadmaps, decarbonization of existing stock, financial investment models, and resilience strategies against climate risks were discussed. It was emphasized that ESG (Environmental, Social, and Governance) practices provide tangible returns for investors. The message shared in the panel—that sustainability should involve not only transformation through implementation but also how this transformation can be reported and measured—was compelling.
2 | Artificial Intelligence and Digitalization: In technology-related sessions, how artificial intelligence can be used in investment analysis and operational optimization was addressed in detail.
3 | City Competitiveness and Demography: The event focused on how cities integrate sustainability, infrastructure, resilience, and technology to remain competitive.
4 |Housing and Shelter Crisis: At the “Housing Matters!” summit, information was shared on realistic and accessible solutions with senior executives from Denmark, France, and the United Kingdom.
5 | Real Estate Development Areas: Logistics, Health, Data Centers: Under the Asset Class Stage scope, business opportunities and renovation strategies in new areas such as offices, logistics, health, data centers, and life sciences were processed in detail.
6 | Public-Private Partnerships (PPP): The “Make It Happen” stage focused on how public-private partnerships could be organized more effectively.
This rich content and diversity offered us the opportunity to gain multiple perspectives. We recommend that the business world use these approaches in their professional management processes.
- Clearly explaining the financial return on investing in sustainability can add new arguments to our project presentations.
- The integration of artificial intelligence and digitalization into project management can strengthen operational efficiency and risk management.
- Learning market trends, especially in sectoral niche areas like logistics, data centers, and health, can offer the opportunity for strategic planning through relevant portfolios.
- PPP models and global housing solutions can offer adaptation opportunities for domestic/national projects.
Looking at the picture as a general assessment, we can say that MIPIM 2025’s discovery-oriented program (AI, sustainability, urban resilience, new actors, and forums) greatly broadened our horizons in terms of our architectural and project process management practice.
MIPIM 2025 | perspective…
MIPIM 2025 created an impact beyond our expectations. It was not just fair; it was virtually a platform of ideas where cities, investment, architecture, and technology were intersected. The participant profile was extremely high-quality; we found the opportunity to establish one-on-one contact with many investors, city representatives, and industry leaders in decision-making positions.
One of the elements that impressed us the most was that this year, the fair developed a language that centered on urban life not only with an investment focus but also with its cultural, social, and environmental dimensions. The “Global Urban Festival” theme was highly inspiring for professionals who think multidimensionally in this sense.
Moreover, it was quite valuable that global themes such as artificial intelligence, carbon-neutral cities, public-private partnerships, aging populations, and the housing crisis were not just talked about, but discussed through tangible examples and projects.
In particular, the sustainable urban transformation (now termed structural development) projects presented by Northern European cities and the technology-focused smart city approaches from the Far East showed us once again that there is much to be learned from different geographies.
Speaking on behalf of our own firm, ARGEPLANO; we clearly see that with a well-prepared strategy, such global events can turn into an opportunity for active business development and positioning, rather than just observation.
The greatest gain of this year was the relationships we established and the invitations we received at the international level.
Türkiye is a strong actor with its geopolitical location and potential. However, whether this potential is represented to the extent it deserves on global platforms like MIPIM is still open to debate.
Although some qualified projects and initiatives from Türkiye stood out at MIPIM 2025, I believe we could show a much more effective stance with a more collective, planned, and visionary representation in general. Today, there is an investor profile in the world that looks for not just investment, but value and a story.
In Türkiye, the projects, the ability, and the human resources to tell this story exist in abundance. What is missing is carrying this potential to the global showcase with the right fiction and the right strategy.
On the world stage, Türkiye is still positioned as a country with high potential but with deficiencies in communication. Whereas, we have both an architectural memory coming from the multi-layered history of Anatolia and a strong technical capacity combined with contemporary design. To express this aspect better, I believe that the number of projects developed at international standards with a vision of generating sustainable and added value, where the public and private sectors act together, needs to increase. In summary:
Türkiye is on the stage, but not at the very center of it. It is in our power to change this situation.
It has now become a responsibility of strategic importance for us professionals to contribute to this transformation.
the evolution and progress of MIPIM…
The biggest difference this year was the redefinition of real estate not merely as an investment vehicle, but as a tool positioned at the center of social transformation, technology, and sustainability.
While there was a structure in past years where commercial relationships and classic investment presentations stood out, in 2025, the cultural, environmental, and digital future of cities was moved to the forefront. The Global Urban Festival theme was truly the symbol of this transformation.
Topics such as artificial intelligence, carbon-neutral cities, the housing crisis, and public-private partnerships were no longer sidebars of the fair, but main agenda items.
In my view, this change gives a noticeably clear message to the future of the sector: It is necessary to produce livable cities, not just buildings. Looking from the perspective of architecture and project process management, it is becoming decisive for investors that projects have not only technical competence but also social benefit, environmental sensitivity, and digital competence.
This approach creates a massive opportunity for firms like ours that think holistically and approach the project development process with strategy, design, and a sense of responsibility. It is truly clear that projects which will survive in the future must carry much more than aesthetics—namely, vision and value.
MIPIM 2025 was not only an industry gathering; for us, but it also served as a vision test and a direction-setting tool. The contacts, observations, and content we acquired throughout the event showed very clearly in which direction international investment expectations, urban design, and project process management understandings are evolving. We will integrate this experience directly into our company’s strategic planning.
We plan to take significant steps, particularly under these three points:
International Collaborations | We want to establish joint business development models in Türkiye and the nearby geography by keeping our connections warm with the investors and foreign project stakeholders we met. There were institutions that showed direct interest in some projects we introduced at MIPIM; concretizing these contacts rapidly is our priority.
Project Content and Presentation Approach | We saw that in project production, it is not only technical competence but also the narrative style, sustainability criteria, and social impact dimension that are coming to the fore. Therefore, we will move our presentations to a plane that is more data-driven, digital, and sustainability-based.
Managerial Development and Internal Training | The sectoral knowledge and current trends we obtained from MIPIM will be used not only for high-level decisions but also for team development. We will start an internal training and restructuring process, especially on carbon-neutral design, AI-supported planning, and urban resilience.
I can say that the perspective we gained at MIPIM this year developed not only in terms of business development but also about company culture and future vision. We are no longer just producing projects; we are beginning to think about the city values that come to life within these projects.
